About HDB resale prices in Singapore
Singapore's public housing resale market is one of the most actively watched property segments in the country. Roughly 80% of Singaporeans live in HDB flats, and every resale is registered with the Housing & Development Board, then published as open data. HDBData makes that record searchable: 981k resale transactions across 27 towns, from 1990 to today.

- Where does HDBData get its data?
- All figures come from official public datasets on data.gov.sg — HDB resale transactions, approved HDB rentals, and HDB property (block) information. HDBData is an independent tool and is not affiliated with HDB or the Singapore government.
- How current are the prices?
- Resale transactions go back to 1990 and rental records to 2021. The dataset is rebuilt from data.gov.sg on each update, so figures track HDB's own monthly publishing cadence. Very recent months keep filling in as HDB registers more transactions.
- What is a million-dollar HDB flat?
- Any HDB resale flat that transacted at S$1,000,000 or above. HDBData has recorded 4,930 of them, peaking at $1,728,000. Browse them by year on the Million-Dollar page.
- How is rental yield calculated?
- Gross yield = median annual rent ÷ median resale price for a town, using the trailing 12 months of both datasets. It is a rough market-level indicator, not a per-unit return, and ignores costs like maintenance, tax, and vacancy.
- How are median prices and price per square foot worked out?
- Medians are computed directly from the transaction records — the middle value, which resists distortion from a few very high or very low sales. Price per square foot divides resale price by the flat's floor area in square feet.
